Choosing a Real Estate Agent

Choosing a great real estate agent can mean the difference between a disasterous transaction and smooth sailing. Finding the right agent is extraordinarily important.

Interview a few agents. Explore your options a bit and get an idea of the agents working style.

Are they likely to show properties that are above your price range? This, to me, is a huge mistake and can lead to all kinds of problems. If they start talking about homes that are above your price range then you may want to look elsewhere UNLESS your price range is unrealistic for what you are looking for.

Gage the agents personality. Is this the type of agent that will show two or three homes and expect you to write a contract? Is this an agent that will pull up comparables and actively negotiate price or just write up what ever offer you suggest without making input on the process. Is this agent willing to pull comparables for you, and ask for utility bills? Will they look on the MLS to see if they can find out how much was paid for the house in the first place? What is their strategy for negotiations?

Don't necessarily count too much on experience. It's important that the agent that you pick has been in real estate for a few years, but being in for 30 doesn't mean much more than being in 5 anymore. Real estate is such a changing industry that sometimes you'll find better agents that have been in a short time.

Find out how many transactions a year the agent does. If you have a choice between someone that does 18 a year and someone that does 60 you should probably choose the person that does 60. They have more experience in general and have run up against more problems, have dealt with more agents and are far more active in the market place.

Lastly choose someone that fits your personality. One size does not fit all with agents. Do you need someone with a sense of humor? A matter of fact agent may make your transaction more stressful. Are you a detail oriented person? A agent that isn't might not perform the job that you need done.

Pick the right agent and have the transaction go smoothly. You'll be happy you did!
